My architectural projects always begin from the heart, the interior space, where people spend their time and live to create memories across generations.
It’s equally essential for the exterior to be as unique, yet timeless, complementing the interior beauty.
In my architectural projects, I consider that large windows play a crucial role, harnessing the power of natural light to transform spaces: creating a seamless flow and a sense of openness and comfort, and connecting the indoors to the outdoor environment.
Stages in architecture
1 / BRIEF
Questionnaire / architectural design theme – a detailed questionnaire that you answer at home and then we discuss it in a meeting.
2 / CONCEPT
Content: plans, sections, and volumetrics in BIMX (the client can walk in 3D with the application), and schematic renderings + moodboard materials, and proposed finishes.
It is the most important stage of the design in which the planimetry and volumetry are established, location on the land.
After the final solution is approved by the beneficiary we ready to move to the next stage of design.
A maximum of two different variants are budgeted for this stage.
An ideal version is presented, and if it is not accepted, another one is made.
Additional options or changes will be charged additionally.
The feedback time for the concept is important.
3 / PLANNING CERTIFICATE
The files will be submitted by the architect.
4 / APPROVAL DOCUMENTS FOR UTILITIES
Preparation of the approvals requested by the urban planning certificate (water-sewer, electricity, sanitation, public health, telecommunications, and so on).
The submission of the files will be done by a representative of the architect.
The specialized studies will not be included: fire safety scenario, technical expertise, impact study, energy performance study, geotechnical study, topographic survey, technical expertise and geotechnical expertise, aeronautical, hydroelectric, as well as other opinions that require drafting by specialized persons, but we handle the collaboration, coordination, and correspondence with these specialists.
We deal with the drafting of documentation for utility approvals and their submission, but we do not produce documentation for branch authorizations, these being made by specialized companies providing also execution.
5 / PHOTOREALISTIC IMAGES – 3D RENDERING
High-resolution images (done only once on concept).
6 / TECHNICAL DOCUMENTATION – BUILDING PERMIT (DTAC)

7 / TECHNICAL PROJECT / MEASUREMENTS + EXECUTION DETAILS)

8 / DESIGNING VERTICAL SYSTEMATISATION, LAND PLANNING, GROUND SUPORT WALLS AND LANDSCAPE PROPOSAL
9 / SITE VISITS
Included: minimum 3 site visits – within a maximum of one year from the start of work.
Mandatory initial documents to start the authorization:
Geo Study and Topo Survey in dwg and pdf format with coordinate table, framing plan required to be submitted for the planning certificate.
WHAT I OFFER IN ADDITION WITHIN THE PROJECT:
1. Assistance in procurement and implementation, in purchasing materials for exterior finishes and exterior furniture.
2. After obtaining the building permit, I will offer you the interior design project at a price with a discount.
